Experience Requirements:
Minimum 15 years of relevant professional experience in the real estate sector.
At least 7 years of experience as a Project Manager on as-cast concrete surface commercial building projects within a well-established real estate organization will be highly preferred.
Proven hands-on leadership experience in construction site management, including deep excavation works, shore protection systems (4–5 basements), and the successful delivery of high-rise commercial and residential projects exceeding 20 floors.
Technical Competencies:
Thorough understanding of structural construction phases for high-rise developments.
Strong technical expertise in finishing works for large-scale residential condominium projects.
Practical field experience in the operation and safety management of heavy construction equipment such as tower cranes and construction passenger hoists will be considered an added advantage.
In-depth knowledge of relevant building codes and standards, including BNBC, ACI, and ASTM.
Proficiency in Microsoft Project and Microsoft Excel for effective project planning, monitoring, and reporting.
We are seeking experienced and visionary construction professionals to lead the successful delivery of multiple landmark high-rise development projects. These include major commercial towers (5B+G+29 Floors and 4B+G+19 Floors) featuring as-cast concrete finishes, as well as a residential condominium complex (B+G+17 Floors) comprising six buildings. The selected candidate will be responsible for overseeing end-to-end project execution, managing multidisciplinary teams, and ensuring alignment with project scope, schedule, budget, quality, safety, and risk management standards. This role requires strong technical expertise, leadership capability, and the ability to coordinate stakeholders to deliver projects efficiently and in accordance with approved plans and industry best practices.
Develop and implement comprehensive project plans, including scheduling of materials, machinery, manpower, and other resources for optimal efficiency.
Supervise daily construction activities to ensure compliance with approved drawings, technical specifications, material standards, and quality requirements.
Apply strong technical knowledge and leadership skills to ensure smooth and effective project execution.
Implement and maintain quality control procedures to minimize material wastage and ensure superior construction standards.
Enforce safety regulations, building codes, and inspection requirements to maintain a safe and compliant work environment.
Manage project budgets, timelines, and resources, making necessary adjustments to achieve project goals.
Review construction drawings and technical documentation to ensure accuracy, feasibility, and compliance with engineering standards.
Coordinate with architects, engineers (structural, electrical, plumbing), contractors, and supply chain teams to maintain project alignment and quality.
Supervise and guide Project-in-Charge (PIC), Project Engineers (PE), Deputy Project Engineers (DPE), and Assistant Project Engineers (APE) as per site schedules.
Prepare monthly budgets, progress reports, and milestone tracking using look-ahead schedules, and participate in project review meetings.
Monitor project progress and implement corrective strategies to address delays and ensure timely completion.
Optimize the utilization of labor, materials, and equipment to enhance project productivity and cost efficiency.
Ensure strict adherence to Standard Operating Procedures (SOPs) throughout all phases of construction.
Support overall project planning, scheduling, budgeting, and performance monitoring.
Communicate company policies, procedures, and expectations clearly to all project stakeholders.
Resolve construction-related challenges, operational issues, and conflicts promptly and effectively.
Participate in contractor selection, rate negotiations, and vendor evaluation, providing technical recommendations.
Conduct coordination meetings with contractors and site teams to address quality issues and drive performance improvements.
Evaluate contractor performance and recommend suitable vendors for current and future projects.
Verify material quality and quantity upon delivery, ensuring compliance with approved BOQ specifications.
Build and lead high-performing teams, identify site-level issues, and implement appropriate corrective and preventive measures.
Review and verify contractor bills, running bills, and petty cash expenses for accuracy and compliance.
Perform additional engineering, managerial, or operational duties as assigned by senior management.
