The role is responsible for leading and executing comprehensive market research, customer insight development, competitive analysis, and investment feasibility studies to support strategic branding, marketing, and business decisions for ZDSL’s real estate projects across Bangladesh.
Conduct door-to-door customer surveys and collect market feedback in project locations and targeted areas.
Perform in-depth residential and commercial real estate market research across Dhaka city.
Analyze customer demand, buying behavior, affordability range, and payment preferences (booking money, down payment, installments).
Identify customer expectations related to location, architectural design, amenities, legal security, and handover timelines.
Analyze competitor real estate developers, including pricing, positioning, construction quality, amenities, and branding strategies.
Prepare benchmarking and comparison reports between ZDSL projects and competing developments.
Monitor industry trends, market risks, opportunities, and competitive movements within the Bangladesh real estate sector.
Conduct profit & loss (P&L) analysis for ongoing and proposed projects.
Perform project feasibility studies and investment analysis for new developments.
Analyze customer investment rationale and address the core value proposition: “Why should customers invest in Zubion?”
Evaluate ROI, project risks, market sustainability, and long-term investment value.
Track and analyze price trends of construction raw materials (cement, rod, sand, bricks, tiles, fittings, etc.).
Assess the impact of cost fluctuations on project profitability.
Support management with cost optimization strategies and pricing recommendations.
Collect and analyze customer feedback from sales interactions, site visits, and CRM systems.
Identify recurring customer concerns and propose practical, market-driven solutions.
Coordinate with Sales, Engineering, CRM, and Procurement teams to address customer-centric issues.
Generate innovative ideas for branding initiatives, marketing campaigns, project concepts, and value-added services.
Support branding and marketing strategies through data-driven insights and research findings.
Assist senior management with presentations, analytical reports, and strategic decision support.
Analyze location-specific demand (e.g., Bashundhara, Purbachal/Jolshiri, Uttara, DOHS areas).
Study customer perceptions regarding legal compliance, land ownership clarity, RAJUK approvals, and handover assurance.
Monitor government policies, housing finance trends, and regulatory developments impacting the real estate market.
Support project positioning using socio-economic and demographic insights.
Supervise and guide junior researchers and field teams.
Prepare weekly, monthly, and project-based reports on research findings and analysis.
Coordinate cross-functionally to ensure research insights are translated into actionable outcomes.
