Responsibilities & Context

Role Overview:

We are looking for a dependable and proactive individual with a background as a retired NCO (Corporal/Sergeant) to take on the position of Building Manager. This role involves supervising the daily operations of a 15-story residential apartment complex. The ideal candidate should be practical, well-organized, and capable of managing staff while ensuring smooth and efficient building management.


Core Responsibilities:

  • Supervise and coordinate a team that includes maintenance workers, cleaning staff, and security personnel. Assign duties, prepare work schedules, and evaluate staff performance.
  • Oversee all maintenance activities, including routine servicing, inspections, and preventive upkeep of key systems such as HVAC, plumbing, and elevators. Liaise with external service providers when required.
  • Respond promptly to tenant concerns, complaints, and emergency situations. Maintain positive tenant relations and ensure adherence to building policies and lease agreements.
  • Handle rent collection processes, monitor payment records, issue reminders for overdue payments, and maintain accurate financial documentation.
  • Use tools like Microsoft Excel to track rent, maintain maintenance records, and manage occupancy data. Prepare detailed monthly reports on building operations.
  • Ensure full compliance with all health, safety, and fire regulations to maintain a secure living environment for residents.
