Education


  • BBA/MBA/Masters in Marketing/Post Graduation in any relevant subject.

Additional Requirements


  • Minimum 20 years of experience in land procurement, ideally with a reputable real estate company.
  • Extensive experience in procuring high-end residential and commercial properties for premium customers.
  • Excellent communication skills to effectively interact with stakeholders, landowners, and internal teams.
  • In-depth knowledge of land-related documents, ensuring proper documentation and legal compliance during procurement processes.
  • Self-motivated with the ability to work efficiently under pressure in a fast-paced, dynamic environment.
  • Comprehensive knowledge of the real estate industry, including current trends, regulations, and challenges.

Responsibilities & Context

  • Materialize the Management Vision: Execute land procurement planning effectively to align with the company's vision and current business objectives.
  • Forecast Future Business Opportunities: Analyze relevant data and land information to predict future business trends and opportunities.
  • Land Procurement Responsibilities: Manage land-related tasks, including information gathering, site visits, feasibility report preparation, negotiation, and creating offers for final approval from company management.
  • Cost/Benefit Analysis: Conduct thorough cost/benefit analysis for various projects to ensure the company's profitability.
  • Client Database Management: Develop and maintain a comprehensive database of clients related to land procurement, ensuring smooth communication and relationship-building.
  • Achieve Procurement Targets: Meet and exceed annual land procurement targets, contributing to the organization's growth and success.
  • Maintain Strong Relationships: Foster positive relationships with prospective landowners, providing personalized service and maintaining trust.
  • Competitive Analysis: Research and gather information about competitor offers in specific areas, and perform comparative analyses to stay ahead in the market.
  • Post-Negotiation Strategy Development: Create effective strategies for post-negotiation activities to ensure smooth execution and closure of land deals.
  • Liaison with Government and Non-Government Organizations: Coordinate with relevant governmental and non-governmental agencies for necessary permissions and approvals related to land procurement.
